I am looking for a rustic finca!

In Mallorca the star property for sale/purchase is the finca, the dream of everyone who comes or lives in Mallorca and is looking for peace, tranquillity and privacy. But what are the basics you need to know before buying a finca? In Mallorca there are different types of Fincas, the 100% legal ones, which in most cases start at 800.000€, and the "ALEGALES" which are more economical. Today I would like to focus on the subject of the "ALEGALES" fincas, which are fincas that have been built without planning permission and/or do not have a building permit and therefore do not have a certificate of habitability. Can they be bought and sold? YES! the certificate of habitability is not compulsory to sign a purchase and sale, the most important thing in these cases is that the property in question has all its m2 declared before a notary and therefore is registered in the land registry and has no open proceedings for urban infraction pending, in order to do this it is necessary to demonstrate that the property was built and finished 8-10 years before 2018, the year in which the new regulations came in and no urban infraction made after January 1, 2018 prescribes; to prove the age of the property it is necessary to present a report that will have to be done by a specialist technician. This type of property cannot in any case be modified or extended but you can live in it without any problem and without fear of demolition or infringement/fine. This regulation is applicable to the normal rustic type, consult other types of rustic type (anei, forestal etc...).
